The goal for Marvel 29 Apartments was simple: create a building that would have a sense of St. Johns’ soul. A space that supports neighborly interaction and reflects the small town spirit that makes St. Johns such a special place to live.

Reflecting the personality of St. Johns

To achieve this goal the development team worked closely with the neighborhood associations of St. Johns as well as the St. Johns Main Street Coalition, to both understand the immediate needs of the neighborhood and plan a future that would meet the needs of an evolving community. The team asked what people wanted and what they valued, and then incorporated that feedback into the design.

Quality development

Located at the corner of N. Philadelphia and N. Ivanhoe, the end result is Marvel 29, a mixed-use development consisting of 165 residential apartments, ground floor retail, underground parking, resident bike parking, and resident storage. Built in large part from local materials and the hands of local talent, Marvel 29 is designed to pay homage to the copper spires of the historic St. Johns suspension bridge, for which it is named.

Marvel 29 is built to be both economically and environmentally sustainable. The use of long lasting, timeless materials reflect industrial-modern sensibilities, and incorporate St. Johns’ story and history. PHK builds for the long term. Marvel 29 was honored with the 2016 Excellence in Concrete Award for Multi-Family, and also has achieved the highest level of certification available for Leadership in Energy and Environmental Design – a Platinum certification – under the U.S. Green Building Council’s LEED for Homes: Midrise.

A sense of community

The people of St. Johns have a real sense of the town’s history–a sense of the neighborhood as an anchor–and Marvel 29 focuses on gathering spaces which echo this sense of belonging. There is a club lounge with gourmet kitchen, dining areas, and a fireplace; a landscaped central courtyard with fire pit and grilling stations; and a rooftop terrace with stunning views of four mountains, the Willamette River and the St. Johns Bridge. Almost all of the artwork in the building was created by local artists, including decorative metal screens inspired by the bridge and dry docks. St. Johns’ industrial shipping history is strongly reflected throughout.
